Replacement Dwelling Development
Wiser Environment was appointed to undertake a Phase 1 Preliminary Risk Assessment and Phase 2 Intrusive Site Investigation to support a replacement dwelling development and satisfy planning requirements.
A review of historical records identified that much of the site was located within a former gravel pit, prompting the need for further investigation. To better understand site conditions and assess any potential contamination risks, our team carried out targeted trial pit excavations, collected soil samples and commissioned laboratory analysis.
The results were used to inform a contaminated land risk assessment, evaluating potential impacts on groundwater, local ecology, construction workers and future residents.
The findings confirmed that contamination risks across the site were low and that the land was suitable for its intended residential use. The assessment provided the evidence required to satisfy planning requirements and support the proposed development.
Residential Redevelopment Project
A client planning a residential redevelopment scheme required contaminated land assessments to address planning concerns relating to historical site activities and existing infrastructure.
Wiser Environment initially completed a Phase 1 Preliminary Risk Assessment, including a review of historical records, aerial imagery and a site walkover survey to identify potential sources of contamination and assess associated risks. While the assessment identified a generally low level of risk, several areas required further investigation to provide greater certainty for the proposed development.
To address these uncertainties, our team undertook a Phase 2 Intrusive Site Investigation, including targeted soil sampling and laboratory analysis. The investigation focused on assessing potential contamination associated with historic site activities and waste materials identified on site.
The findings were used to inform a contaminated land risk assessment and confirmed that contamination risks across the site were very low. This provided the client with greater confidence in the site’s suitability for residential use and supported the progression of the approved development.
Planning Condition Investigation
Wiser Environment was commissioned to investigate potential contamination risks as part of a planning condition for a proposed development site.
To assess site suitability and address any potential contamination concerns, our team carried out a detailed environmental data review, site reconnaissance survey and intrusive ground investigation. Trial pits were excavated across the site, with soil samples collected and tested to evaluate ground conditions and identify any potential contaminants.
The findings were used to inform a contaminated land risk assessment, considering potential impacts on groundwater, local ecology, construction workers and future site users.
The assessment confirmed that contamination risks across the site were low and that the land was suitable for its proposed use. The findings provided the information required by the Local Planning Authority, helping the client satisfy planning requirements and progress the development with confidence.
